//***The lease is conditional upon the Landlord's approval of the Tenant's credit check, employment and income verification, and references, at the Landlord's sole discretion.

//***The unit is non-smoking. Smoking (including tobacco and cannabis) and vaping are strictly prohibited inside the unit and in all common areas. No cultivation of cannabis is permitted on the premises.

//***Short-term rentals (including but not limited to Airbnb or similar platforms) are strictly prohibited.

//***The Tenant agrees to comply with all declarations, by-laws, and rules of the syndicate of co-ownership. Any fines or penalties resulting from non-compliance shall be the Tenant's responsibility.

//***The Tenant shall provide proof of tenant liability insurance with a minimum coverage of $2,000,000 prior to occupancy and maintain such coverage for the entire duration of the lease.

//***The first month's rent shall be payable upon signing of the lease.

//***A security deposit equivalent to one month's rent is required upon signing the lease. It will be refunded at the end of the lease upon return of all keys and fobs, subject to the condition of the unit and appliances, except for normal deterioration resulting from ordinary use.

//***Any costs related to keys, fobs, or move-in/move-out fees required by the syndicate shall be at the Tenant's expense.

//***Pets are not allowed in the unit.
